The company I partner with buys homes around Austin or surrounding in top rated school districts and you lease with them with the right to purchase or buy the home. The homes are of your choosing, so you and I will go out together like a normal home purchase and find a home of your liking. Once we do, we submit the home to Home partners of America ( the company I partner with) and then at that point we write up a cash offer for the sellers. Once accepted by seller’s the turnover rate for you to move in as about 35-40 days. To apply and get the ball rolling it’s a $75 dollar application fee which is non refundable. There is a deposit that's due which is 2 months rent but not due until we have a contract and an accepted offer from sellers. The deposit is fully refundable and can be used towards down payment when you are ready to purchase. The cash sales price is set from the contract and you will sign a 12 month contract but can purchase the home any time during lease term. The increase in the sales price for first year is 5% and pro rated over 12 months. So if you purchase in 6 months the price you purchase for your home is 2.5% over the sales price Home Partner’s paid for it. You can lease up to 3 years. 2nd and 3rd year increase is 3 to 3.5% and is pro rated as well. The minimum credit score is 540 Home partner's works with but doesn't guarantee acceptance. $4300 monthly gross income is required to qualify and no broken leases or eviction. This program has some positive attributes, as it's a good for people who have no down payment, credit isn't up to par for loan, or you want to test drive the neighborhood. All good reasons, lastly the homes available to lease have much better up-keep than the regular rental market.
